Alamo Homes Group is comprised of three divisions: AHG Property Management (Condominium Management), Alamo Vacation Homes (which specializes in marketing, leasing and managing vacation properties) and Alamo Homes Realty (which specializes in Real Estate Brokerage).
It is imperative to have a structure that is responsible for the services required by the building, externally and internally. As an owner, one wants to make sure the investment is cared for, protected, and that the obligations of the condominium with suppliers are met. One wants the execution and coordination of works and services required done correctly. Our company has legal counsel with extensive experience in the field of condominiums, an administrative accountant specializing in the field, and has experience and knowledge in preventive and corrective maintenance; all of the services that an investment requires can be found with us.
AHG is a specialized company capable of operation at the local level, incorporating the knowledge of a particular situation and working under international standards of service.

Property Management, under the standards of quality and work procedures that are dictated by the corporate office in Orlando, Florida. That's why our Residential and Commercial Condominium Management services include three main components:
AHG offers the option of Administrative Management and Accounting only or all of the services offered, this working model can be adjusted to the needs and requirements of your property.
Administrative Management and Accounting:
We have developed a working model that allows you to have detailed information of the status of the condominium. It is important to consider the day-to-day state of finances in order to connect this information with operational plans and maintenance obligations with different providers.
It is also vital to maintain the pulse of payment collection, guarantee the payment obligations of all owners, for the proper function of the condominium. This work is essential so that your property is maintained as best possible over time. Much of this depends on the value of the property. Sometimes it is uncomfortable collecting money from neighbors or at other times it is so exhausting, let us do this work for you.
Also, budget planning is directly related to the implementation, and AHG provides information comparing actual expenditures against budgeted expenditures and sets the direction for the condominium so that it does not fall into problems of liabilities and commitments that ultimately cost more to all owners.
Components:
- Preparation of annual budgets (common areas, operating expenses)
- Preparation of monthly and annual financial reports (Revenue - Expenses, Balance Sheet, State Collection, Report of Liabilities)
- Monthly collection of the condominium fees
- Procurement of legal services to collect delinquent cases
- Weekly Report of Cash and Bank balance with which counts the Condominium.
- Convening and organizing the annual general meeting of owners
- Continuous and constant communication via email and through exclusive condominium web site: communication on issues, events, events and relevant information for owners. The web site is developed for disclosure of the Condominium with exclusive access for the owners.
- Service management, utilities payments that apply to common areas (electricity, water, telephone, Internet, local taxes).
- Budgeting and contracting suppliers for major works that need to be applied in the common areas of the condominium.
- Supervision and management necessary for the provision of insurance for common areas.
- Service management contracted service fees: Security, Gardeners, other work involved. Here, as decided by the Condominium, employees hired directly by the Condominium or through contracting services firms that provide maintenance work to the Condominium (security, landscaping, infrastructure maintenance, maintenance of civil works , electrical, etc.).
If the Condominium only hires the administrative and accounting services, AHG can plan and provide payment services to suppliers, human resource management, financial evaluation - management accounting and billing.
Operational Management and Maintenance:
This is the work that does everything related to the operation and maintenance of facilities and security. This component puts into action all the plans that are set for your condo, it is the implementation phase--the way to complete the operation and maintenance management, with a whole team working for the condo to function and look its best.
The working model suggests that each condominium (depending on size and needs) has its own staff and machinery;however, each case requires a cost-benefit analysis to determine the best way of working the maintenance service contract and personnel. AHG advises on this work and thus controls one or another way of working, all maintenance actions and safety of the Condominium.
For greater transparency and objectivity in the work to be done, AHG sub-contracts to third parties for any recurring maintenance work, thus there is no direct engagement with those doing the work and thus can exert a more strict supervision. better option of hiring permanent staff and have their own equipment, AHG controls to all personnel on site and install an Operations Manager to coordinate and monitor all work within the Condominium and set this as a direct channel of communication between AHG and Homeowners.

Maintenance and Operation Services
- Development of program of maintenance: preventive and corrective.

Management
